Hello! I’m Dana Orr, a long time resident of the New River Valley. I don’t just sell homes; I sell the New River Valley. It is a great place to live and work, with friendly neighbors and an active community. Transitioning into our area is so easy. You’ll find complete strangers smiling at you at the mall, and ole’ time farmers giving you a nod as you pass on the road. I’ve lived here for over 30 years, and have been selling real estate for the last 15 years. Our son, who is now 27, and married, went through the public schools in Blacksburg. As a former volunteer at the schools (and former soccer Mom extraordinaire), I have first hand knowledge, and would be happy to share my experiences. Our son graduated from Va Tech, and I know the student housing market well. If you are looking for a person who knows the New River Valley market, then I’m your agent! I’m FAST to respond to your calls, and promise same day response. I work week-ends, nights, and sometimes Holidays! If you are looking to retire, the New River Valley deserves serious consideration! We have a mild climate with approximately 280 golf days! The biking, hiking and boating opportunities in Virginia are abundant! From cooking classes to fine dining, from hiking the Appalachian Trail to driving the Blue Ridge Parkway, from tubing the New River to skiing on Claytor Lake, from movie going to dance lessons, we have something for everyone! My listings include a cute cottage to a resort type property with a pool and guest house, a lakefront community/home with deeded dock to a log home with soaring ceilings, and to several updated ranches close to Blacksburg and Christiansburg. Tell me what you're looking to find, and I'm off on a search! Here’s what one of my clients had to say: We're Glad We Had Someone Like Dana "We met Dana at an Open House and even at this first meeting we were impressed by her personality and eagerness (without being aggressive) to answer questions. I always thought we were dragging out our choices, but Dana was so patient and always upbeat and cheerful. We're glad we had someone like Dana to help us find our home. Sandy and Phil Kastin SO, GIVE ME A CALL ON MY CELL PHONE 540-230-8786! AND LET’S GET STARTED! I've posted a new blog entry on "Keepin' it Real Estate" at www.CBTownside.com. It's an idea I've been mulling over about the real people who lose their homes through foreclosure. Where do they go? How did they get there? If you want to share a story about foreclosure, but you don't want your face, or name, out there, I'll respect your wishes. Visit the blog and respond to my request, or just visit the site to find useful information about real estate or our area. Thank you!

Making An Offer >Low Offers
You have found the perfect house with everything you wanted--and then some--but the price is more than you want to pay. You decide to go for it anyway, and ask the agent to submit what real estate agents call a "low ball" offer.
Low ball offers sometimes work. If the market is fluctuating and the sellers are anxious, they may just accept it. They may be willing to negotiate if they have listed the house at a higher price than is reasonable. Most sellers are open to offers, but they won't give their house away, especially if the asking price is in line with recent sales of similar homes.
What do you have to lose by making a low offer? If the seller yells and screams, the agent will be the focus of his wrath -- and we don't take it personally. If you really want the house, however, a very low initial offer may irritate the seller to the point that he won't consider a better offer, if you decide to submit one. Design your strategy on the basis of how badly you want the house.
